Strata cosmetic work benefit for owners

The largest strata law reform in over 40 years began late last year, and one of the benefits for owners was the new method of renovations.

Under the new Act new categories of work affecting common property have been created.

This includes cosmetic work which allows an owner to carry out some work without approval of the owners corporation, if it is done in a competent and proper manner.

Work allowed includes installing hooks, nails or screws to hang a painting, installing or replacing handrails, filling minor holes in internal walls and laying carpet.

However work involving structural changes that affects the external appearance or safety of a lot is not allowed.

The reforms help make strata more suitable for modern day living and allows owners to feel more at home.
