Buyers’ and selling agents: the benefits of working better together

REINSW heard from Jacque Parker, Director at House Search Australia and Sam Dalgliesh, Residential Sales Specialist at Walsh & Sullivan, on the benefits of working together.

They explained how one of the main advantages is the knowledge both sides bring to the process, which can speed the transaction up and avoid potential pitfalls.

Sam said: “A few years ago I was guilty of thinking a buyers’ agent was only there to get the biggest discount off the price, but once you break down those barriers and have had a few transactions together they are all very smooth and there are no issues.

“I find offers which come from a buyers’ agent are something you can rely on and present to your owners with confidence. It makes the process smoother from start to finish for everyone involved.”

Jacque added that clients of buyers’ agents offer a more genuine proposition as the buyers' agent has properly vetted the property before an offer is made, and the aim then is to complete the purchase as efficiently and quickly as possible.

She said: “In the 10 years of doing this job, I know when some selling agents see us coming they rub their hands with glee because they know that half their work is done.

“At the end of the day we make their job easier. Once a price has been agreed we follow up with the broker, solicitor, and inspector, and liaise with all the parties involved letting them know about any hiccups.

“Problems left unattended, assumptions or miscommunication can cause contracts to crash, but maintaining that contact and addressing the issues as they arise can mitigate it from happening.”  

Key to all of this is maintaining good communication. Jacque added how a good working relationship can also lead to referrals between buyers’ and selling agents recommending one another to a client.
