We are pleased to have had the opportunity to present with NSW Fair Trading a webinar on the significant reforms on their way for NSW strata and community land schemes. These reforms will bring important updates to how strata schemes are managed, focusing on transparency, accountability and fairness. 

Watch our webinar on these changes that are part of Phase 3 of the strata reforms implemented by the Strata Schemes Legislation Amendment Act, which will be rolled out in two stages - Stage 1 on 27 October 2025 and Stage 2 on 1 April 2026. These reforms will impact all strata managers, owners, building managers and strata committees.

Here’s what you should know about the changes coming into effect on 27 October 2025: 

  • Owners corporations must be proactive with maintenance and compliance to ensure long-term building integrity. 
  • Owners in financial difficulty will be supported through structured and fair repayment options. 
  • Building managers will face higher standards of professionalism and accountability. 
  • NSW Fair Trading will have investigative and enforcement powers for repair and maintenance of common property. 

Here’s what you should know about the changes coming into effect on 1 April 2026:  

  • Introduction of a prescribed form for 10-year capital works fund plans and for the initial maintenance schedule.  
  • Improved developer accountability. 
  • Refined requirements for multi-storey buildings. 
  • Standardised processes and certification will bring greater clarity, consistency and a reduction in disputes.

Additionally, later in 2026, strata committee members will gain access to mandatory training to help them fulfil their roles effectively and confidently.
